What this project is about:

Legality issues are a worry for landlords but a new ‘legal-tight’ website for landlords wishing to privately manage their properties is launching. www.propertiesabc.com has been created in close collaboration with a solicitor to ensure every aspect of the tenancy and management is legally watertight.

At the click of a button, landlords can:

• Automatically complete free council-approved tenancy agreements
• Automatically generate section 21 and 8 notices
• Carry out references
• Arrange EPC certificates
• Arrange gas-safe certification

The websites doesn’t allow a landlord to do anything wrong. It prompts them when to issue notices and agreements, and if a landlord tries to do something out of the correct legal timeframe, it doesn’t permit them to do so.

Properties ABC is a powerful, time-saving tool that automatically generates and saves paperwork, and creates prompts for the benefit of both the landlord and the tenant.

Landlords often get their timing wrong when issuing section 8 and section 21 notices, which can lead to tenants overstaying their welcome. The automatic prompts built in to Properties ABC means section 8 and section 21 notices can only be issued in the correct legal time frame, ensuring a landlord stays within the law and is in control. No landlord wants to involve a solicitor to resolve legal disputes so by using Properties ABC, costly court cases can be avoided.

Properties ABC’s unique functions include free automatically-generated council-approved tenancy agreements, a legal time line that automatically prompts landlords by email alert and a messaging service for landlord-to-tenant and landlord-to-landlord conversations that keeps all personal details hidden. The messaging service is also a legal point of reference as the details, time and content of the messages cannot be changed or altered in any way, so they are an accurate record of landlord-tenant conversations held on the www.propertiesabc.com sever.

Legal time line that automatically prompts by email alert

Landlords often forgets to renew the agreement or inspect the property so we have created a legal time line that automatically prompts the landlord by email that a tenancy agreement is about to end or a gas safety check is needed. Landlords will also be prompted when outstanding rent payments are due.

Online maximum-security viewing diary

Properties ABC also has a unique viewing diary function that allows the landlord to input the dates and times he is free for a viewing without the need to reveal his personal details or that of the property. When a tenant logs on, they can view the diary and book a viewing slot. The landlord is then notified of who has requested a viewing and when by email. The email alert contains the full details of the tenant, so the landlord can even reference them before he accepts the viewing.

‘One click’ away from trusted partners

Although a ‘one-stop shop’ is an overused phrase, it really does apply to www.propertiesabc.com. As well as taking care of all the property management, paperwork and diary viewings, the website offers ‘one click’ links to established chosen partners who offer tenant references, EPC certificates and gas safety checks.

Properties ABC has been launched today as a development Beta at the Landlord and Letting show.
We’ve been working on it for quite a while and we are proud to produce some first results of it.
